A listing that says "STR eligible," a property already on Airbnb or a seller's existing permit does not tell you whether you can get a short-term rental permit. Zoning, overlays, ownership, development conditions and private restrictions are property-specific, and they decide the answer.

Every service below is professional work performed by Rachel Mays. Prices are published and paid in full up front. Nothing here is a permit, and nothing here guarantees one.

STRP Property Review

$249 professional fee, paid in full at purchase

A property-specific review of the short-term rental permit path. Not a generic zoning lookup. Rachel looks at the actual parcel and reports what she finds.

What is included

Public-record research
Zoning and overlay review
Ownership and development information
Known STRP eligibility considerations
Property-specific findings, including anything still unresolved
Recommended next steps

The review may include each of these items as they apply to the property.

What is not included

A permit, a legal opinion or a guarantee of approval
Preparation or submission of an application
Metro Government fees or other third-party charges
An eligibility determination, which only Metro can make

How it begins: Purchase through the secure client portal. You sign in with your email address (a one-time link, no password), enter the property address and pay the professional fee through Stripe.
After purchase: Rachel reviews the property and delivers written findings, including anything that still needs to be verified with Metro, and the recommended next steps.
Refunds and cancellation: Cancel before work begins for a full refund. Once work has begun, a partial refund may be issued based on the work completed. A finding that the property has no viable permit path, or a Metro denial or delay, is not by itself grounds for a refund. Full refund and cancellation policy.

STRP Concierge

$995 professional fee, paid in full at purchase

Hands-on assistance preparing and managing a Nashville non-owner-occupied short-term rental permit application. It includes the Property Review, plus the support below as it applies to your property.

What is included

Neighbor-notification preparation
Application-packet preparation
Metro correspondence
Fire Marshal coordination when applicable

Not every property requires or receives every listed item.

What is not included

Metro Government fees, which you pay directly to Metro when Metro requests payment
Third-party expenses such as notarization or certified mail, unless expressly stated

Strategy Consultation

$249 professional fee, paid in full at purchase

A focused consultation on a specific property, STRP issue, zoning question or investment decision. Best for complications that need professional judgment before you decide anything: entity ownership, existing permits, transfer assumptions, exemptions, development conditions or unusual parcels.

What is included

A working consultation with Rachel Mays on the specific question in front of you
Discussion of the property, the issue and your realistic options

The consultation fee may be credited toward STRP Concierge if Rachel determines that is appropriate. The credit is not automatic and is not guaranteed.

What is not included

A permit, a legal opinion or a guarantee of approval
Application preparation, which is part of STRP Concierge
Metro Government fees or other third-party charges

Before you purchase

Where the work happens. Purchases, property information, documents and progress live in Nashville Permit Path, the client portal for Atlas Bedrock STRP services. Open the client portal (opens in a new tab)

Who does the work. Rachel Mays performs every service personally.

Payment. Card payments are processed by Stripe. Atlas Bedrock never receives or stores your full card number, and does not collect Metro's permit fee.
